Previously used as the OTASCO Warehouse in downtown Tulsa, the historic building at 12, 14, and 16 N Cheyenne had fallen into signicant disrepair and disuse.

Mass Architects collaborated with Gradient to design a mixed-use office building and business incubator, featuring a rooftop patio. It also created an open atrium within the existing four stories and improved accessibility throughout while preserving and highlighting those recognizable historic elements.

The building itself required significant renovations, primarily to bring life safety systems up to date and to implement the structural modifications necessary for the atrium. Every element had to be carefully evaluated for potential historical value, present value, and remaining useful life.
